W29 Market Statistics

The number of active listings in W29 has increased dramatically in September, 2008 over the same month in 2007. There are 72.22% more listings on the market this month over September, 2007. There were also 36.99% more homes listed in September, 2008 vs. September, 2007. The number of homes sold only decreased by 5 homes, or 9.09%. Prepare your sellers for a longer stay on the market; the average days on market increased from 38 to 50. Average sale prices are up marginally, at 0.90%.
Year to Date, 2008 vs. Year to Date, 2007
The number of homes listed in W29, year-to-date has increased from 768 in 2007 to 855 in 2008, which is an increase of 11.33%. The number of homes sold decreased by 16.96%. The average days on market for the first 3 quarters of 2008 is 32, while the average for 2007 was 38 days. Average sale prices are up 4.90% year over year. Keep in mind, however, that the average sale price in September is lower than the average price year to date, as prices started out higher, but are starting to level off.
